Adjective:

1. Heedful of circumstances and potential consequences; prudent.
2. Wary and unwilling to take risks.

Synonyms:
cautious – wary – prudent – careful – discreet

Examples:
Circumspect buyers will probably not be interested in adjustable rate mortgages.”

“Though the home was inspected last October, the circumspect decision would be to request a fresh inspection after the long winter.”
